Owner FAQs

Are you accepting new properties?

Yes, we’re actively onboarding new properties across Los Angeles. Reach out to check current availability for your property type and location.

Our monthly fee covers rent collection, maintenance coordination, accounting, financial reporting, compliance support, and tenant communication. Leasing is billed separately.

We manage single-family homes, duplexes, apartment buildings, and multi-unit investments throughout Los Angeles.

You’ll be assigned a dedicated point of contact, supported by our full in-house team. You can email, call, text, or message us directly through your Owner Portal.

Financials & Reporting

When will I receive rental income?

We process owner distributions around the 15th of each month via ACH transfer or mailed check, depending on your preference.

You’ll receive monthly income and expense reports, real-time access to your property ledger, and a complete year-end package including your 1099 tax document.

Yes—log into your Owner Portal to update payment or contact details at any time. If you need help, we’re happy to assist.

Leasing & Screening

Where is my property advertised?

We list your property on over 20 platforms including Zillow, Trulia, HotPads, Apartments.com, Realtor.com, and our own site. We also run paid targeted ads for greater visibility

We use AppFolio’s Trusted Renter system to run full credit, eviction, and criminal background checks (as permitted by law), verify income and employment, and perform ID fraud detection. Screening is consistent, legal, and fair.

Maintenance & Inspections

How do you handle maintenance and repairs?

Tenants submit requests through their portal. We dispatch licensed, insured vendors and notify you for any major repairs. All work is logged and trackable in the system.

Yes—we conduct detailed inspections at move-in, move-out, and mid-lease intervals to monitor condition and address issues early

Legal & Compliance

Do you handle evictions?

We don’t issue notices ourselves, but we coordinate closely with a trusted group of local real estate attorneys who specialize in Los Angeles evictions. We’ll guide you through the process every step of the way.

Yes—we review market data annually, draft compliant rent increases (per local law), and handle all lease renewal paperwork and notices.

Security deposits are held in a trust account in compliance with California law. If interest is required (based on city ordinances), it’s paid accordingly. We provide a full breakdown of any deductions with supporting documentation.

Portal & Communication

How do I access reports, leases, or documents?

Your secure Owner Portal includes everything—financial reports, leases, tenant info, and maintenance history—all accessible 24/7 from any device.

Yes—your 1099 and year-end financial summary are available for download in the portal and also emailed to you at tax time.
